Blue Spruce Equity LLC acquires properties in Denver, Colorado and the surrounding submarkets of that are well located and are expected to produce sustainable, growing streams of cash flow for our investors. Assets are typically held for a period of 10 years. Blue Spruce Equity aims to increase a property’s net operating income by proactively resolving any existing physical or operational issues and by creating and implementing a strategy to enhance operational efficiency moving forward. Many of the assets we acquire are value-add in that they need moderate to significant capital improvements and resolution of deferred maintenance.

Blue Spruce Equity has the ability to quickly access capital and has discretion over how to allocate it, ensuring our ability to respond and close deals quickly. We pursue acquisition opportunities where we can unlock value through property rehabilitation, repositioning, asset management, and creative recapitalization. We complete capital improvements swiftly and professionally manage our properties so they meet or exceed their pro forma targets.

Blue Spruce Equity takes an entrepreneurial, hands-on approach in the management of its own properties to maximize returns. We maintain, improve and refurbish each asset to maximize its profitability.
